The home and the sale

Lords Hill Estate: a custom-built home on 5 acres outside Snohomish, with a detached guest house, a red barn, a covered rear terrace with columns, formal rooms and a climbing wall. The listing film and a walkthrough tour were produced in spring 2023. The home closed in July 2023 at $2,250,000.

In Chase's words

Lords Hill is a custom-built estate on five private acres outside Snohomish, with main-floor living, nearly 7,000 square feet, a detached guest house, a rock-climbing wall on the lowest level, and east-facing views of sunrise over the Cascades. The red barn was converted into a permitted accessory dwelling unit. The builder and original owner walks through it with me in the video tour: why he chose the site, the natural stone he picked out himself, the custom door, the view across the county.

I represented the sellers. We listed in April 2023 and closed in July 2023 at $2,250,000.

A home like this does not sell on square footage. It sells on the story of how it was built, and my job was to tell that story to the right buyers. We hit the market hard and didn't cut any corners: a listing film from the air and on the ground, a sit-down tour with the builder so buyers could hear it from him, and marketing aimed at people looking for acreage and estate properties in Snohomish County.

Custom estates on acreage are their own market. If you own one and are thinking about selling, the preparation and the storytelling are where I earn my keep.

today we're going to tour a Lord's Hill estate and this is the Builder and developer of this property this was his dream for his family and you're going to see in this video the amount of thought and foresight that went into it location location why here we really wanted to have acreage but we wanted to have a community with us we also knew that it was going to have one of the most spectacular views in the county so I'm from Kentucky so you get lots of grass which gives you a big you know fun yard to play in we put this driveway in and then we built a house down there so I think it's 1600 square feet it was built as an accessory dwelling which are really popular in Snohomish County and then we built it down at the low end of the property so when you're in the house you really don't even notice it kind of looks like a barn [Music] you had mentioned and touched on it that this was all rock we had to Dynamite down 20 I think we went down 24 feet we Dynamite it for uh six weeks I'm sure your neighbors loved you uh no it actually wasn't the first time that we blew off the dynamite uh we had to go around and re-engineer have somebody go and look at all the houses because guy got kind of a little carried away the idea is we always wanted to have a house that didn't look crazy big in the front from the street but it had those amenities like the sport court which was a big deal for us and we knew we had to get 23-foot ceilings in order to have the regulation racquetball court so it had to be built to that spec and that kind of drove the size of the hole that was in the ground attention to detail as you walked this home the outside of the home the inside of the home you see it you built it for yourself is that where that comes from it wasn't a price per square foot of cutting cost it was I'm gonna go and find the best and build I always think of things as you know everything's an investment so I picked a natural stone because Natural Stone goes virtually with any color so we went to Montana picked out the Natural Stone I wanted the real thing the guy was here for I think 15 months and you took the stone that's on the outside and you can see it throughout the home as far as the fireplace some of the walls in the bathrooms exactly but even the windows we used a window they're a Milgard Ultra window this is the Pinnacle of roof it's uh it's called a presidential roof it's it's a lifetime roof this roof has been on here for 18 years pretty much looks like new we do love the the archways and repeat those I had this door was custom made by actually a company in Monroe at the time and it's all black walnut the whole door was all hand crafted and it's beautiful and very secure yeah I wanted a really livable home but I also wanted to have a home that when you came in through the front door if there were front door guests that it was kind of blow you away yeah but then I wanted to have a really warm and cozy kitchen and den and this is where we spend most of your time this is this is where you're going to spend your family time I feel like on each level it feels it feels like a home right I mean it reminds me of the house I grew up it was a daylight basement Rambler when the time came as far as bed or you needed your own time you kind of would go off to that area but that main floor was where we had our dinners we had our family time we had our movie time but with this home I mean it's it's 7 000 square feet right and it doesn't feel that way though we made this yard pretty much flat and the idea was that the preparation is done for whatever you can think of this is set up for a pool and hot tubs and if you want it but otherwise you just have a really nice 750 square foot deck with an amazing view that's nice and private without a doubt Lord Hill and Lord Hill Park the development second Snohomish County this is the place to live yeah Jeff thank you for telling the story of the home I think that's so important right you know of people looking for a dream like this a lifestyle to hear what how it became something right so thank you for taking the time come and see the house you're not going to find another one right you can continue to wait for a home like this to hit the market but you could be waiting five to ten years listen to the story of this home and you'll realize there's this is a dream you're not going to see another one like this foreign [Music]
