• How you found us: campaign parameters in the link you clicked (UTM values) and advertising click IDs from Google, Meta, or Microsoft when they are present in the web address
• Any additional information you voluntarily provide in messages or conversations

2. How We Use Your Information

The information we collect is used to provide you with the best possible real estate experience. Specifically, we use your data to:

• Respond to your inquiries and provide requested information about properties or services. When you submit a form, your details are stored in our customer relationship system (Follow Up Boss) so we can follow up, and we may contact you by phone, text message, or email about your request. You can ask us to stop at any time.
• Send property alerts and market updates that match your stated preferences
• Improve our website, content, and services based on how visitors interact with them
• Comply with applicable legal obligations and professional real estate regulations

3. Information Sharing

We do not sell, rent, or trade your personal information to third parties. We may share your information only in the following limited circumstances:

• With the MLS (Multiple Listing Service) as required by professional obligations
• With lenders, title companies, or other real estate professionals that you explicitly authorize
• With service providers who help us run our website and business, such as Follow Up Boss (customer relationship management), Vercel (website hosting), Google (analytics), and Microsoft (analytics). They may process your information only to provide these services to us.

4. Cookies and Tracking

We use a small number of tools to understand how the site is used and which pages lead people to reach out. They rely on cookies and browser storage, which are small pieces of data kept on your device.

• Google Tag Manager loads our analytics tools. It does not collect information on its own.
• Google Analytics 4 measures visits, pages viewed, and actions such as clicking to call, text, or email us, or submitting a form. We do not send names, email addresses, or phone numbers to Google Analytics.
• Microsoft Clarity, when enabled, shows us how visitors move through pages (for example, how far they scroll) so we can improve the site. Clarity does this by recording sessions: it captures mouse movements, clicks, and scrolling so that a visit can be replayed and summarized in heatmaps. Clarity is set to mask what you type, so form fields are not recorded.
• First-touch attribution. The first time you visit, your browser stores how you arrived (for example, the campaign link or search engine) so that if you later contact us we know which marketing brought you here. This stays in your browser and is sent to us only when you submit a form.

We do not currently use advertising pixels on this site. If that changes, we will update this policy first.

You can clear or block cookies and site data in your browser settings, use the Google Analytics opt-out browser add-on, or review how Google uses data from sites that use its services and Microsoft's privacy statement. Blocking cookies may affect some features, but the site will still work.

5. Data Security

We take the security of your personal information seriously. We implement industry-standard encryption and security practices to protect your data from unauthorized access, disclosure, alteration, or destruction. Our website uses HTTPS to encrypt data transmitted between your browser and our servers. While we strive to protect your personal information, no method of transmission over the internet is 100% secure.
