This log home had never been on the market before. It sits on five secluded acres in the Three Lakes area outside Snohomish, under a red metal roof, with a covered porch for morning coffee, a big back deck, wood details and windows framing the trees from every room, an eat-in kitchen with a large island, and a primary suite upstairs with a five-piece bath. Roughly 1,800 square feet of unfinished basement were waiting for the next owner's ideas, and a detached shop with power, a wood stove and a kitchenette covered the projects.

I represented the sellers. We listed at $1,100,000 in February 2022, the home went under contract after five days on market, and it closed the same month at $1,231,000, which is $131,000 over the list price.

We hit the market hard and didn't cut any corners: the film was shot in winter light from the air and on the ground before the listing went live, so the first weekend counted. In Snohomish County, acreage and log construction draw a specific buyer pool, and the marketing has to reach them where they are looking.
