Specialty · Acreage & Estates
Acreage, equestrian and estate properties.
In Monroe, Snohomish, Sultan, Gold Bar, Carnation, Redmond and the acreage communities across Snohomish County and the Eastside. These are the properties that take more than a photographer and a sign — and they are most of what I do.
Why It Is Different
A house on five acres is not a house.
Acreage and estate sales turn on things a subdivision sale never has to think about.
Water, septic and systems
Wells, septic systems, private roads and outbuildings all carry their own disclosures, inspections and buyer questions. Knowing what will come up — and getting ahead of it — keeps a sale from stalling in week three.
Access, easements and boundaries
Shared driveways, recorded easements, gates, fencing and where the property line actually runs. These are the things buyers ask about on the first visit and lenders ask about before closing.
Shops, barns and arenas
Equestrian setups, shops and secondary structures are worth a lot to the right buyer and nothing to the wrong one. Marketing has to find the first group instead of hoping for them.
A smaller, more specific buyer pool
The buyer for a five-acre estate is not browsing starter homes. Pricing and presentation have to be aimed at that person from day one, because there are fewer of them.
Selling Acreage
Preparation is the strategy.
The work most agents avoid is usually the work that decides the price.
I am hands-on with preparation because it is where the margin is. A property that shows clean, drains right, has its paperwork in order and is priced to the real buyer pool sells faster and for more. One that is listed as-is and hoped for usually ends up with a price reduction and a long inspection list.
- 1
Walk the whole property, not just the house — fence lines, outbuildings, drainage, road and gate.
- 2
Decide what gets fixed, what gets cleaned and what gets disclosed, in that order.
- 3
Do the physical work that moves the number: pressure washing, paint, hauling, clearing, staging the land as well as the rooms.
- 4
Gather the paperwork buyers will ask for before they ask: well and septic records, surveys, easements, permits where available.
- 5
Price from comparable acreage sales and the active competition, then present the property to the buyers who actually want this kind of life.
Buying Acreage
Know what you are buying before you fall for the view.
On the buy side, my job is to slow the process down at the right moments: water and septic, access and easements, the condition and permitting of outbuildings, what the land actually does in winter. Then to move fast once the answers are good. I have represented buyers on acreage and estate purchases across Snohomish County and the Eastside, from acreage in the $800K range to multi-million view and waterfront estates.
